How do I become a business broker in Manitoba?

Manitoba prescribes brokerage categories and, for individuals and personal real estate corporations only, real estate salesperson, real estate associate broker and real estate broker. A real estate salesperson may provide all real estate services, but only on behalf of the brokerage that engages them.

This page follows Manitoba’s rules. The sources read describe no separate business-broker registration. An individual may be registered in any registration category the regulations prescribe for individuals. Unless the regulations permit otherwise, a corporation or partnership may be registered in a brokerage registration category only.

The categories

The prescribed brokerage categories are real estate brokerage, property management brokerage, private sales brokerage and restricted brokerage. Categories prescribed for individuals and personal real estate corporations only, not brokerages, include real estate salesperson, real estate associate broker and real estate broker. Each may provide the services listed for its category but not other real estate services, unless registered in a category that permits them. A registrant must not provide real estate services except on behalf of the brokerage in relation to which they are registered.

Salesperson

An individual is eligible to apply as a real estate salesperson if they completed the Real Estate as a Professional Career course within the 12 months before applying. The regulation defines it as the course by that name administered and delivered by The Manitoba Real Estate Association Inc., or a substantially similar successor. A salesperson may provide all real estate services, but only on behalf of the real estate brokerage by which they are engaged.

Associate broker and broker

An individual is eligible to register as a real estate associate broker if they completed the Broker Education Program within the 36 months before applying and obtained 24 months of experience as a registered real estate salesperson within that period. For a real estate broker, the same requirements apply, and the individual must also be an official for a real estate brokerage. The Broker Education Program is the course by that name administered and delivered by the association, or a substantially similar successor. A broker may act as managing registrant for the brokerage that engages them. The Real Estate Division describes the Act as requiring registration of real estate salespeople and brokers, and of property management, private sales and restricted brokerages.

Applying, and exemptions

A person applying to become registered must apply in writing to the registrar, comply with the requirements the regulations prescribe for the category, and pay the fee specified in the regulations. The registrar may at any time require a registrant or applicant to complete a course or examination on any subject the registrar considers appropriate. Subject to a direction by the commission, the registrar may in their absolute discretion exempt an applicant from a required course, examination or experience, on terms the registrar considers appropriate. Ask the Real Estate Division of the Manitoba Securities Commission about your own case.
