How do I find a grain farm for sale in Canada?

Look beyond listing sites. Many grain farms sell through neighbours, landlords, input dealers and grain elevator contacts, or by tender or auction. Decide first whether you want land only or a running operation with equipment and rented acres, then ask the seller or broker what exactly is included and whom the broker acts for.

The guides on cash crop farms assume you already have a farm in front of you. Finding one is its own task. Grain farms tend to sell through people who know the land, and public listings show only part of the market. Use several channels, and be clear about what kind of farm you want.

Off-market sales

Neighbours, landlords who rent land to a farmer, input dealers, equipment dealers and elevator staff often hear that a farmer is thinking of stepping back. Tell them what you are looking for and how you would finance it.

Listings, tenders and auctions

Business listing sites and farm real estate brokers carry some grain operations. Land is also sold by tender or at auction, where the rules of the sale are fixed in advance. Read those rules and arrange financing before the date, since there may be no time to arrange it afterwards. Your lawyer can explain how a tender works.

Land only, or a running operation

A listing may sell land alone, or it may sell a going operation with machinery, bins and rented acres. A farm that runs partly on leased land raises its own questions, which we cover in buying a farm that works rented land. Ask which acres are owned and which are rented, and whether landlords will deal with you.

First questions for a seller or broker

  • What is included: land, buildings, equipment, stored grain, inputs?
  • Are any acres rented, and on what terms?
  • Whom does the broker act for, and who pays them?
  • Why is the farm for sale, and what is the timeline?
