How does a marina make its money?
A marina earns from seasonal slip rentals, transient moorage, winter storage and haul-out, fuel, service and repair, and a store or rentals. Slips and storage tend to repeat each year, while fuel, transient stays and service depend more on the weather and the boating season.
A marina looks like a place to park boats, but most of the money comes from several smaller businesses sharing one waterfront. Which of them a particular marina has, and how much it leans on each, differs a lot from one harbour to the next. Knowing the mix tells you how steady the income is likely to be and what a bad summer would do to it.
Slips and moorage
Seasonal slip rentals are the base of most marinas. Boat owners commit for the season, often return year after year, and pay on a schedule you can see in advance. Transient moorage, where visiting boats pay by the night, adds income in busy periods but follows the weather and the calendar. Ask how many slips are leased, how many are empty and who holds long-term rights to any.
Storage, haul-out and service
Boats need to leave the water in cold climates, and the marina often handles the haul-out, the winter storage and the launch in spring. Service and repair work, from engine maintenance to winterizing, fills the shoulder seasons and can be a steady line if the shop has skilled staff. It also depends on those people, so ask who does the work and whether they would stay.
Fuel, store and rentals
A fuel dock draws traffic and sells to boaters who may not rent a slip, but its income moves with fuel costs and the weather. A small store, a restaurant, boat or paddleboard rentals and launch fees can add smaller streams. Each one needs staff and space, so check whether it adds income to the business or mainly adds work.
Questions to ask the seller
- Which streams repeat every year, and which depend on weather?
- How much comes from one or two large customers or boat owners?
- Is any income tied to a lease, a licence or an agreement that may not transfer?
The guide to buying a marina covers the whole purchase, and how to keep slip holders after buying covers the customers who matter most.
