How can I tell if a cupcake or cake shop for sale is profitable?
Read the order book as well as the statements. Look at deposits, how far ahead orders are booked, the walk-in and custom-order mix, seasonal peaks, the owner’s decorating hours and the cost of ingredients and packaging per order. Ask your accountant whether the profit still holds once the owner’s labour is paid for.
A cake shop can look busy and still earn little, because a great deal of the work is the owner’s own hands. The statements tell part of the story. The order book, the calendar and the owner’s week tell the rest. Ask for all three, and ask your accountant to read them together, so you see what the shop earns when someone other than the owner is doing the decorating.
Start with the order book
Ask to see booked orders for the months ahead, and how deposits are recorded. Deposits taken for future weddings and events are owed work, not free cash, so ask how they are handled in the books and what happens to them in a sale. Compare custom orders with walk-in sales. Custom work usually brings larger orders but needs more hours, while walk-in trade is steadier and lighter.
Look at seasons and demand
Weddings, graduations and holidays can bunch the year into peaks. Ask for monthly sales across a full cycle rather than a single average, and ask what fills the quiet weeks. Find out where orders come from. If most arrive through social media posts, ask who runs the accounts and whether they come with the sale. Demand that follows one person’s feed may leave with that person.
Count the owner’s hours and the costs
Ask how many hours the owner decorates, and who would do that work if you did not. Then look at ingredient, packaging and delivery costs for a typical order, and at waste from cakes that were made but not sold. If the profit disappears once a decorator is paid a wage, put that to the seller and your accountant.
