What am I buying when a business includes a U-Haul dealership?

You are usually buying a host business, such as a gas station, storage or repair shop, that also runs a moving-truck location. The trucks belong to the rental company. What you get is the right to host them, under a dealer agreement that may not transfer automatically, so read it first.

Moving-truck dealer locations often sit inside another business: a gas station, a storage facility, a hardware store or a repair shop. The host rents out trucks and trailers that it does not own, and earns a payment for doing so. If a listing mentions a U-Haul dealership, the first job is to separate that line from the rest of the business.

The trucks are not yours

The rental company owns the fleet. Ask the seller to explain exactly what the host owns, what it only hosts, and who is responsible for damage, cleaning and fuel on the lot. Do not let any truck or trailer appear in a list of assets unless the seller can show it belongs to the business.

Read the dealer agreement

The income comes from commission statements under a dealer agreement. Ask for those statements over a period long enough to show the seasons, and ask how the agreement treats a sale of the host business. It may continue, or the rental company may require its own application and approval from you. Do not assume it moves with the keys; confirm with the rental company and have your lawyer read the terms.

Count what it costs to host

Trucks take lot space, and customers take staff time at the counter. Ask what that space and time would otherwise earn. Also ask what side sales the line drives, such as boxes, tape, fuel or storage, and whether those sales depend on holding the dealership. That tells you how much of the host business rests on it.
