What does day-to-day management look like at a self-storage facility?

Mostly small, steady tasks: answering calls, signing tenants in, collecting late payments, checking the property and keeping the website and listings current. Ask who does each task now, how many hours it takes, and whether the facility runs on an owner or a hired manager.

Spend a few days on site before you decide. Watch who comes in, what they ask and how long each task takes. Self-storage is often thought of as passive, but someone still handles calls, walks the grounds, chases arrears and fixes locks, lights and gates.

Ask the seller to write down a typical week. Include after-hours calls, auction or lien-sale steps for unpaid units, and seasonal peaks such as busy moving periods. If the seller does much of this personally, you will need to price that labour into your plans or hire someone to cover it.

Look at systems too. Is rent collected automatically? Are leases signed online? Does the website bring in rentals? A facility that runs on a few reliable tools will transfer more smoothly than one that depends on the seller’s memory. Finally, plan the handover. Ask for a training period, a list of regular vendors for repairs and a record of tenant issues. Think about who covers the site if you are away. Your lawyer can advise on how any unpaid-unit process should be handled. Ask the manager what surprised them most in their first month, since that answer often reveals hidden work.

Key takeaways

  • Spend several days on site and watch real tasks, not just the summary.
  • Put a cost on any work the seller does personally.
  • Ask for a training period and a list of repair vendors.
