What does “turnkey” mean in a restaurant listing?

Turnkey usually means the restaurant can open under new ownership without a build-out: the kitchen is fitted, the equipment is in place, and sometimes the staff and menu come too. The word has no fixed meaning, so ask the seller to list exactly what is included and confirm that it works.

In a restaurant listing, “turnkey” is a promise about convenience: the buyer should be able to take over and serve customers without building or equipping anything first. It is a marketing word, not a defined term. Two listings that both say turnkey can include very different things, so treat it as the start of a list of questions, not the end of them.

What the word usually points to

Most sellers use it to mean a fitted kitchen, installed equipment, furniture and a working dining room. Some also include the current menu, supplier accounts and trained staff. Others use it loosely for a space that merely looks ready. Ask the seller to say, in writing, which of those pieces they mean, and compare the answer with the listing itself.

Confirm that it works, not just that it is there

Equipment that is present is not always equipment that runs well. During a visit, ask to see the kitchen in use at a busy time, and ask a technician you trust to look at the main cooking and refrigeration equipment. Ask what has been repaired lately and what the seller would replace first. A turnkey kitchen with tired equipment is a different purchase from one that was recently maintained.

Separate what is owned from what is borrowed

Some equipment is leased, and some belongs to a supplier who placed it in the restaurant. Neither moves to the buyer automatically. Ask for a list that marks each item as owned, leased or on loan, and ask your lawyer how the leased items will be handled at closing. The same question applies to signage, music systems and ordering tablets.

A turnkey label does not replace diligence on the books, the lease or the licences. It only tells you the physical space may be ready. For the wider picture, start with buying a restaurant in Canada and work through the buyer checklist.
