What should I check before buying a boutique hotel?
Before buying a boutique hotel, check how much of its appeal depends on the current owner, whether the name, website, social accounts and design assets transfer, how guests find and review it, whether the restaurant or bar draws its own crowd, who delivers the guest experience, and when the next design refresh falls due.
Guests come for the design, the service and the feeling of the place, and much of that may trace back to the person who built it. That can make a boutique hotel hard to hand over. Your checks should test whether the appeal can survive a change of owner.
How much rests on the current owner
Ask who chose the art, the furnishings and the staff, and who greets the regular guests. If the owner is the face of the hotel, find out what a handover would look like and whether the seller will stay on for a time. Compare this with what a boutique hotel owner weighs when joining a brand collection, which shows how much a hotel’s identity can matter.
Names, accounts and design assets
Confirm in writing what comes with the sale: the hotel name, website, domain, booking-site profiles, social accounts, photographs and any custom design work. Ask who owns the photographs and whether the designer licensed the artwork or furnishings. Your lawyer should check the name and any registered marks, and that the accounts sit in the hotel’s name, not the owner’s.
Reviews, bookings and the restaurant or bar
Read the guest reviews yourself and look for patterns, good and bad. Ask which booking channels bring guests, and how many are repeat or direct bookings. If a restaurant or bar is part of the draw, ask whether it is run by the hotel or a tenant, and whether it would keep its following under new ownership.
Staff and the next refresh
- Ask which staff deliver the signature experience, and whether they plan to stay.
- Ask when rooms, soft goods and public spaces were last refreshed.
- Ask for the maintenance records and any planned or deferred work.
- Ask what the next design update would involve, and who would lead it.
