What should I check before buying a spa franchise location?

Before buying a franchised day or massage spa, check the membership base and how long members stay, who the therapists are and whether they will remain, what the franchisor requires on transfer and refresh, what territory you get, and the unit’s own history. Ask the seller to show each one in writing.

A resale spa franchise location comes with a brand, a booking system and a set of obligations. The brand helps you only if the unit itself is healthy. So a buyer needs two views: how the franchisor treats the transfer, and how this particular location has actually performed. Ask for both in writing, and take your time over the second one.

Members and how long they stay

Many spa units depend on recurring memberships. Ask how many members the unit has today, how many joined and left over the last few years, and what happens to unused prepaid visits when ownership changes. A steady base that is rarely cancelled tells a different story from one that is constantly replaced. Ask your lawyer how those obligations pass to you.

The therapist roster

Clients often book a person, not a brand. Ask who the therapists are, how long each has stayed, whether they are employees or contractors, and who holds the rebooking relationships. Ask to meet the lead therapist or manager before you commit. If a few people carry most of the bookings, learn what would keep them after the handover.

Franchisor requirements and unit history

Ask the franchisor, not only the seller, what approval, training and renovation work it will require of a new owner, and what territory protection you actually receive. Then ask the seller for the unit’s history: past inspections or audits, complaints, renewals and any dispute with head office. Your lawyer and accountant should read the agreement and the financial statements before you decide.
