Figures as published on MTY Franchising’s MR. SUB page, which names no currency: “Note: Costs may vary based on location, size, and landlord work.” A row marked “Not published” means the figure was not on the pages read, not that there is no such term; the franchise disclosure document governs.
Who is behind MR.SUB
The footer of the MR.SUB franchise page (read Nov 4, 2026) says “MR.SUB is a division of MTY Franchising Inc.”, with a 2023 copyright date. The page says that over the last five decades hundreds of individuals have “joined our national network of franchisees”, and MTY Franchising’s page for the brand says “MR. SUB has over 200 locations across Canada”. Those are the company’s own statements and Deavo has not verified them. MTY’s inquiry form says applicants’ details go to MTY Franchising Inc. and its affiliates, so check which MTY company is the franchisor named in the disclosure document and the agreement.
The figures MTY publishes
MR.SUB’s franchise page links to MTY Franchising’s page for the brand (read Nov 4, 2026). Its FAQ says “The MR. SUB franchise fee is $30,000. This is separate from the total investment of $350,000 to $400,000”, and that “A cash requirement of 35%, or $140,000, applies, and bank loans are available up to $350,000 based on approval.” It says costs vary with location, size and landlord work. The royalty is 6% of gross sales and the Advertising Fund contribution 3% of gross sales, both paid over a franchise agreement that “runs 10 years, matching the term of the restaurant lease”. None of these figures names a currency. The page publishes no net-worth requirement and no list of available areas, so those rows below read “Not published”; the disclosure document sets the binding terms. Training and running the restaurant
According to MTY’s page, “Franchisees train for two weeks in accredited MR. SUB training locations plus one week at MTY University, followed by an on-site field training team before opening.” It says most stores “require one shareholder to be an owner operator”, that a location typically ranges from 1000 to 1200 square feet, and that MR. SUB must approve a site you choose.
Buying a running restaurant
Deavo listed 9 Mr. Sub listings on Nov 3, 2026, in Ontario (9). An asking price is the seller’s number, not a valuation. The page read does not describe resales, so ask the franchisor whether it must approve a buyer and what a transfer costs, and what training a transferee gets. See buying an existing franchise unit and who approves a franchise resale. The seller should describe in writing the menu, equipment and lease that come with the restaurant, and which food-premises licences or permits it holds; ask your lawyer or the issuing office which ones apply to you.
Disclosure law, in general terms
Seven provinces have a franchise disclosure statute: Ontario, British Columbia, Alberta, Manitoba, New Brunswick, Prince Edward Island and Saskatchewan, whose Act came into force on 30 June 2026. Each sets its own timing and exemptions, and the Arthur Wishart Act’s 14-day period is Ontario’s rule, not a national one. A resale between owners can be exempt (in Ontario, for example, section 5(7)(a) exempts a grant by a franchisee where the franchisee is not the franchisor, its associate or a director, officer or employee of either, the grant is for the franchisee’s own account, in the case of a master franchise the entire franchise is granted, and the grant is not effected by or through the franchisor), so do not assume you will receive a disclosure document; see what disclosure a resale buyer gets. A franchise lawyer can check the document and agreement against the Act that applies where the restaurant is.
Ontario
Arthur Wishart Act (Franchise Disclosure), 2000 — the franchisor must deliver a disclosure document at least 14 days before you sign anything or pay any money.
