Can I buy a farm business without farming it myself?

Often yes in practice, but plan who will run it. Options include keeping the seller on for a time, hiring a manager, using custom operators, or renting the land to a farmer. An owner who does not farm still needs records and oversight, and a lender may ask more questions. Ask your lawyer whether any ownership rules apply to you.

Some buyers want a farm business but not the daily work: they live elsewhere, have another career, or want an asset to hold while someone else operates it. That can be done, but a farm does not run itself. Crops and animals need decisions on a schedule. Settle who makes them before you commit to any purchase.

Who runs the farm

There are four common routes. You can ask the seller to stay on for a period and teach the operation. You can hire a farm manager. You can hire custom operators for seeding, spraying and harvest. Or you can rent the land to a neighbouring farmer and own only the land. Each route changes how much control you keep and what the farm can earn.

Records and oversight

An owner who is not on site needs good information. Ask for regular reports, access to the accounting file, and clear written duties for any manager. Check who signs for purchases and who can spend money. Without these, problems may stay hidden until the next season. A visit in person at key times still matters.

What a lender may ask

A lender will usually want to know who will run the farm and what experience they have. If you do not farm, expect questions about your manager, your plan and your own background. See how to get a loan for an agricultural business. The lender will set its own terms.

Ownership eligibility

Provincial rules may limit who can own farmland, and they can turn on where you live. Do not guess. Put the question to your lawyer before you make an offer, so a rule you did not know about does not end the purchase late.
