Can I sell my motel without a broker?

In many cases a motel owner can sell directly (confirm the rules where the motel is located), but the owner then takes on the work a broker usually does: preparing the information, screening buyers, protecting confidentiality and hosting visits while guests are in house. Many owners list directly and bring in a broker or lawyer partway.

Many motel owners sell directly. Plenty of owners do, especially when they already know a likely buyer. The question is whether you want to carry the work yourself. Brokers are useful partners, and many motel owners use one, but it helps to see what the role involves so you can choose with your eyes open.

What a broker usually carries

A broker helps prepare the information package, supports you on the asking amount, finds and screens buyers, and keeps the process moving. For a motel, a broker may also know which buyers and lenders understand hospitality. If you sell alone, each of those jobs becomes yours, and they take time while you still have guests to look after.

Confidentiality in a working motel

Staff, regular guests and booking platforms should not learn about a sale by accident. A broker often screens inquiries and keeps the name of the motel out of public view. On your own, decide how you will share details only after a buyer signs a confidentiality agreement, and how you will run site visits so guests are not disturbed.

Where you can list directly

You can advertise on business-for-sale sites, tell suppliers and industry contacts, and speak to people who have shown interest in the area. Be ready for questions from lenders who will want clear records. A buyer who cannot read your books easily will move on.

Bringing in help partway

Selling alone does not need to be all or nothing. Some owners start directly and hire a broker if inquiries are thin. Most involve a lawyer before an offer is accepted, and an accountant for the numbers. The general question is covered in can I sell my business without a broker, and if you live on site, see selling a motel you live on and run yourself.
