How do I find a walk-in or medical clinic for sale?

Walk-in and medical clinics come to market through listings and saved searches by city, brokers who handle health practices, physicians and clinic managers who hear of retirements, and landlords and vendors. Ask early how physician coverage works, and ask whom any broker acts for.

Medical clinics are held by physicians, corporations or management companies, and the way they sell varies a great deal. Some are listed openly. Many are sold quietly to another doctor or a group. A good search combines public listings with conversations in the medical community, and starts with a clear idea of the city and the kind of clinic you want.

Listings and saved searches

Search listing sites by city, using “walk-in clinic”, “medical clinic” and “family practice”. Save each search and check it often. A listing will tell you little about physician coverage, so use it as a prompt for questions. Our guide to buying a walk-in clinic in Canada explains what to look at once you have found one.

Brokers who handle health practices

Some brokers focus on health practices and hear about retirements and sales early. Ask each one whom they act for, how they find buyers and what they have closed. Most act for the seller, so ask for key statements in writing.

People who hear first

Physicians, clinic managers and office staff often know when an owner wants out. So do medical landlords, EMR vendors and supply reps, who visit many clinics. Tell them what you are looking for, and ask them to pass your details on. Keep the message short and respectful.

First questions before an NDA

  • Which physicians work here, and on what arrangement?
  • Would those physicians stay if ownership changed?
  • What does the lease allow a new owner to do?
  • How are the clinic’s records and billing handled after a sale?

Ask your lawyer early which billing and ownership rules apply to the practice. See also walk-in clinic due diligence before you commit time to a deal.
