How do I sell a swim school that rents its pool time?
When a swim school rents its pool time, the buyer is mostly buying a booking arrangement and the families who rely on it. Put the pool agreements in order, talk early with the facility about a new operator, and show that enrolment will carry on after you leave.
Owning the pool gives a buyer something solid to hold. Renting time does not, so the buyer looks harder at the arrangement that keeps the lanes open. Your task as seller is to make that arrangement easy to understand and easy to trust. Do this work before you list the school, because questions about the pool will come first. Other sellers of teaching businesses face a similar issue, as in selling a martial arts school when students follow the head instructor.
Gather the pool agreements
Collect every agreement, booking confirmation and email that sets out when and how the school uses the water. Note the dates each one runs to, how it can be renewed, and whether it names you personally or the business. Gaps matter. If some hours are held only by habit, say so now. Your lawyer can tell you whether an agreement can pass to a buyer and what the facility may need to approve.
Bring the facility owner in early
The facility may hold a quiet veto, because it may decide who uses its pool. Once you are ready to sell, and with any confidentiality terms in place, consider speaking with the facility about the plan. Explain that you want continuity for its schedule and its customers. A buyer is far more at ease when the facility has met them, or has at least said it is open to a new operator.
Show enrolment that survives the handover
Buyers want to see that families come because of the program, not because of you. Show enrolment across several terms, how many students return, and how classes are staffed when you are away. If instructors have run the deck for some time, say so. Offer to stay for a set transition period and to introduce the buyer to families and staff.
