How do I tell what a home care agency owner actually takes home?
Look past the salary line to the work the owner does for free. In a home care agency that often means covering shifts, taking calls at night, building the schedule and handling client intake. Ask what each task would cost to hire, then compare the agency’s results with those wages included.
An agency’s statements may show a modest owner wage and a positive result. The picture changes once you ask what the owner does outside the payroll. In a home care agency the owner is often the backup caregiver, the coordinator and the person who answers the phone at midnight. A buyer has to pay for that work or do it personally, so it belongs in the calculation.
Find the unpaid shifts
Ask the seller how often they cover a client visit themselves, and compare it with the schedule. If a shift appears on the roster but no caregiver was paid for it, the owner probably worked it. Each of those hours is labour you will need to buy. Ask for a few typical weeks of the schedule alongside the payroll records.
Price the on-call and scheduling work
Late-night calls, last-minute cancellations and sick-day replacements fall on someone. Ask who handles them and how often. Scheduling and client intake are skilled office jobs too. A buyer who plans to hire a coordinator should have their accountant add that wage to the costs. The general method is in how owner pay is normalized.
Read the books with the labour added back in
Ask your accountant to rebuild the results with a fair wage for each task the owner performs. Look also at personal expenses run through the agency and one-off items. Ask whether the agency still supports your financing and a living for you, or only works if you are unpaid.
Caregivers and client relationships matter just as much as the numbers, so see whether caregivers will stay after a sale.
