What should I check before buying a skating rink?

Check the skating surface (the floor or the ice slab), the refrigeration plant and resurfacer with their service records, the rental skate fleet, sound and lighting, and whether you are buying the building or leasing it. Then look at lease length and renewal, and at which league and party bookings repeat.

A rink is mostly equipment and a building, so a buyer’s checks go further into the physical side than they would for a shop. Bring the right person for each system, and write down what each one finds before the price is discussed.

The surface and the systems

For a roller rink, look at the floor’s condition, how it has been maintained and when it was last refinished or replaced. For an ice rink, look at the slab, the refrigeration plant and the resurfacer, and ask for service records on each. A refrigeration contractor or flooring specialist can inspect for you. How do I assess equipment when buying a family entertainment centre? covers games and attractions, which rinks may also have.

Rental fleet, sound and lighting

Count the rental skates by size and look at their condition. Ask how often they are replaced and who sharpens or services them. Test the sound system and lighting, since sessions and parties depend on them. Ask which equipment is owned outright and which is leased or financed, because financed items may carry obligations that follow the business.

Building, lease and bookings

  • Is the building included, or is the business on a lease?
  • How long does the lease run, can it be renewed, and can it be assigned to you?
  • Which league, club, school and party bookings repeat, and are they written down?
  • Do permits and licences transfer, or must you apply again?

Your lawyer can read the lease and tell you what it permits. Ask the municipality and your insurer what they will require of a new owner, since they will set their own terms.
