How do I check a pub’s regulars and event nights before buying?

Visit the pub at different times and ask for the booking book, the league and event calendar, and a list of recurring groups. Find out which nights bring people in, which depend on the owner or a particular host, and whether the regulars would stay after a change of ownership.

Regulars, league teams and weekly nights give the place a rhythm, and a buyer will want to see how steady that rhythm is. Ask whether it rests on relationships with the current owner. Look closely at who actually comes, and why.

Leagues, trivia and live music

Ask which recurring events the pub hosts: darts and pool leagues, trivia, open mic, live bands. For each, find out who runs it, how long it has been going and whether it needs the owner. A trivia night that depends on one host can leave with that person. Ask whether any event runs under an agreement with an outside group.

Sports weeks and private functions

Some pubs are busy mainly when games are on. Ask how the calendar shapes the week, and how quiet the quiet weeks are. Ask to see the function booking book too, covering birthdays, wakes, team dinners and similar gatherings, and ask how those customers found the pub. Repeat bookings suggest loyalty to the place and not only to the owner.

Go and watch

Visit several times, with the seller’s agreement, at different hours and on different nights. Count the room, notice who greets whom, and talk with staff and customers. Compare what you see with what the seller has told you. The guide on buying a bar or liquor business covers the wider purchase.

Ask about the personal touch

Ask the seller plainly what happens to the regulars after a sale. Many owners will arrange a handover period and introduce the buyer around. Ask for it in the agreement, through your lawyer.
