What decides whether a resort makes money year-round?

Most resorts earn their year in a few peak months, while heat, insurance, loan payments and upkeep run all year. What decides the result is how well the shoulder seasons are filled, whether the resort stays open or closes in winter, and whether each amenity earns its keep.

A resort lives on its calendar. The busy weeks carry a lot of weight, and the rest of the year has to be managed around them. A buyer who understands that rhythm can read the seller’s statements with better questions. This page looks at the operating side. For how a resort is valued, see our separate guide.

Peak months carrying fixed costs

Some costs do not shrink when guests leave: property insurance, loan payments, taxes, grounds and building upkeep. The peak season must cover them. Ask for monthly revenue and expenses across a full cycle, not the annual total. Notice how much of the year’s income lands in the first and last weeks of the busy season, and how a wet or cold summer would change that.

Filling the shoulder seasons

A resort may try to extend the calendar. Options include group retreats, weddings, family gatherings, club events and winter activities. Ask the seller what has been tried, what actually booked, and who handled the selling. A plan that depends on the owner’s personal contacts may not move with the property. Look for bookings that repeat.

Open all year or closed in winter

Staying open brings income but also staff, heating and maintenance in the quiet months. Closing saves those costs but means a long stretch with no revenue and a seasonal workforce to rebuild each spring. Ask how the owner decided, and what a switch the other way would involve. See our resort due diligence guide for more.

Amenities that pay their way

A pool, dining room, spa or boat rental adds to the guest experience, and each one has its own costs. Ask which amenities earn money, which break even, and which are kept open for the sake of the guests. Then ask what each would cost to repair or replace.
