How do I work out what a gas station owner actually earns?

Begin with the financial statements, then adjust them. Add back what the owner is paid, account for unpaid family labour and the shifts the owner covers, separate rent or property costs, and compare the result with what a paid manager would cost. The result shows more clearly what the business earns apart from the owner’s own work.

Fuel sales can look large next to what an owner takes home. How much an owner keeps depends on how the station is staffed, who owns the land and who does the work. Revenue says little about that. A careful buyer rebuilds the owner’s earnings from the statements, one adjustment at a time, and keeps a note of each assumption.

Start with the statements

Ask for several years of financial statements and the tax filings that match them. Look at how the fuel and store results are reported, and ask who prepared them. Statements prepared for tax purposes may play down profit. Statements prepared for a sale may do the opposite. Ask your accountant to read both with you.

Adjust for people

Find out what the owner paid themselves and whether family members worked without wages. Ask which shifts the owner covers, such as nights or weekends. Each of those hours has a cost that disappears from the books but would return if a buyer had to hire someone. Write the list down and ask the seller to confirm it.

Separate the property and compare with a manager

If the owner also owns the land, rent may be missing from the expenses, and a buyer who leases would pay it. Then compare what is left with the cost of a paid manager. Ask your accountant what the remaining figure covers once a manager is paid. See also how gas station owners make money.
