* Subway’s own asterisks: the fee and investment range are “per item 7 of Subway Franchise Disclosure Document (FDD)”. A row marked “Not published” means the figure was not on the page we read — not that there is no such fee.
What the figures include
Subway says the $199,135 - $536,745 range depends “on various factors such as building size, configuration, and location”, and marks the fee and the investment range as “per item 7 of Subway Franchise Disclosure Document”. The minimum requirements carry Subway’s own note that “depending on territory, higher requirements may be necessary.” The investment range describes opening a restaurant; a resale is priced by the selling franchisee, so compare the two rather than assuming they are the same number.
Royalty, advertising, term and remodel
Subway publishes “the royalty fee is 8% of gross sales; the advertising fee is 4.5% of gross sales”, a franchise term of 20 years and a remodel standard of every 10 years (as published, read Oct 22, 2026). It does not say on that page whether those rates change on renewal or on a transfer. In Ontario and British Columbia, where the franchise statute’s disclosure rule applies, you must receive the disclosure document at least 14 days before the earlier of signing the franchise agreement or any other agreement relating to the franchise and paying the franchisor or its associate any consideration relating to the franchise (each Act sets out exceptions, including certain deposits). Read its fee terms before either step. See what disclosure a resale buyer gets.

About the Canadian Franchise Association listing
CFA’s directory lists Subway Subs of Canada Limited as a member since 1987. The directory’s fee, investment and training figures differ from Subway’s own page, so this page quotes the franchisor and uses CFA for membership only.
